Six things that move the number
1.Access
The biggest swing. Once joints climb past ladder height, lift rental and slower production nearly double the per foot rate. Swing stage work on towers is priced per drop. Resealing everything the equipment can reach in one mobilization is why full elevations cost less per foot than call backs.
2.Removal
Cutting out old sealant cleanly is roughly half the labor. A joint where the old bead peels out in runs prices at the bottom of the range. One where silicone was smeared over urethane prices at the top, because silicone contamination has to come out completely or nothing bonds.
3.Joint condition
Spalled panel edges, sheared joints and soft EIFS substrate need repair before sealant. That work is quoted per location at the survey, never discovered on the invoice.
4.Wall system
EIFS needs finish routed back and a low modulus sealant from the manufacturer’s approved list. Curtain wall wants silicone. Precast and masonry can take a paintable urethane. The system decides the chemistry and the chemistry moves the price a dollar or two per foot.
5.Weather window
Sealant wants a dry joint above 40 degrees. On the Front Range that is reliably March through November, with sunny winter afternoons as a bonus. Work forced into a cold snap carries heating and tenting costs, which is why fall surveys and spring installs are the cheapest path.
6.Season and storms
Hail season runs mid April to mid September per Colorado State University’s climate hazards work. Post storm inspections often find sealant knocked loose at sills and parapets, and those repairs can fall under the storm claim rather than the maintenance budget.
Standards behind the numbers
Joint design, not cartridge brand, decides how long a seal lasts. We size joints and select sealants following ASTM C1193, the standard guide for use of joint sealants, and we install sealants rated to ASTM C920 movement classes matched to how far each joint actually moves. Where a specification calls for it, we use products validated through the Sealant, Waterproofing and Restoration Institute’s validation program, which independently tests manufacturers’ published performance claims. Sealant replacement on an existing building is maintenance and does not normally need a permit in Aurora; structural concrete repair and some garage expansion joint systems can, and we confirm with the Aurora Building Division before those jobs start.
Common questions about caulking cost
Why do caulking quotes from different contractors vary so much?
Three reasons: whether the old sealant is cut out or topped over, whether backer rod is replaced, and how access is priced. A low quote that skips removal and backer rod buys a bead that fails in two or three winters. Ask every bidder those two questions and the spread usually explains itself.
Is silicone worth the extra cost over polyurethane?
Silicone costs a dollar or two more per foot installed and typically lasts longer through Colorado UV and temperature swings, so on a building you plan to hold 15 years it usually wins on cost per year. On a building being sold or recladded soon, polyurethane is the sensible spend. We price both when the choice is genuinely open.
Do you charge for the survey and quote?
No. The joint survey and written quote are free anywhere in our service area, from Aurora and Denver out to Parker, Lone Tree, Lakewood and Commerce City.
Can a reseal be phased to fit a reserve budget?
Yes. We prioritize the leak history and the sun exposed elevations first, then hold per foot pricing for later phases scheduled within the same contract. Most large communities and towers phase over two or three seasons.
Does insurance cover exterior caulking?
Normal wear is a maintenance expense. Sealant knocked loose by a hail event can be part of a storm claim, and we provide the photo documentation and itemized scope adjusters ask for. The claim itself is between you and your carrier.
