Commerce City is industrial by design. Rail served warehouses and manufacturing plants line Highway 85 and Vasquez Boulevard, tilt-up distribution centers fill the parks along E-470 and 96th Avenue, and the refinery district carries hundreds of smaller support structures. How long does a full warehouse reseal take?

A 150,000 square foot tilt-up with 4,000 to 6,000 feet of joints usually takes a crew one to two weeks in good weather, one elevation at a time. The dock face is scheduled for the slowest shipping days and takes a day or two of that.

Can you work in winter? Our leaks are worst in February.

Sealant needs a dry joint and substrate above about 40 degrees to cure properly, which Denver often gives us on winter afternoons, but not reliably. We survey and quote all winter, do temporary seals on active leaks, and book the permanent work for the first stable window, often March or April.

Do you seal the joints in the warehouse floor slab too?

Yes. Control joints and construction joints in the slab take a semi rigid filler rated for forklift traffic, different from the wall sealant, and it is priced per foot on the same table. Forklift schedules decide the sequence.

What do you need from us before you quote?

Access to walk the exterior and the dock, the approximate building age, and any leak reports from the tenant. If you have the original drawings the joint count goes faster, but we measure everything on site regardless.
