Lakewood is the metro’s big west side office market. The Union Boulevard corridor near the Federal Center is lined with mid-rise office buildings from the 1980s, skinned in precast, brick and ribbon glass, and the Denver Federal Center itself is one of the largest concentrations of federal buildings outside Washington, with structures dating from the 1940s to recent decades. To the east, Belmar rebuilt the old Villa Italia mall as an urban retail district in 2004, and West Colfax carries decades of one and two story commercial.

The Union Boulevard buildings are on the same schedule as the DTC: window perimeter, mullion and precast panel joints from the 1980s that have been through one reseal and need the next. Belmar and the newer retail are EIFS, brick veneer and storefront aluminum reaching their first reseal. Lakewood sits closer to the foothills than the east metro, and its buildings take the downslope chinook winds that swing temperatures dramatically in a single winter day. Joints move more in that exposure, and stiff old sealant tears sooner. West facing elevations here are often the worst on the building.

The glove test on Union Boulevard precast

Union Boulevard office buildings from the mid 1980s commonly used a gray urethane in the precast joints that has now chalked to a pale powder. Wipe a joint with a dark glove: if it comes away gray, the sealant surface has weathered through and the bead is brittle underneath even where it has not split yet. That test alone tells us how many elevations to quote.

Do you work on federal or government buildings?

We work for building owners, property managers and general contractors. Government projects that go through a GC or a facilities contractor are welcome under that contractor’s scope and requirements.

Our 1980s office building has been resealed once. Why does it need it again?

Because sealant is a wear item with a 10 to 20 year life, not a permanent part of the wall. A reseal done in 2005 is now 20 years old. The good news is a properly done second reseal usually removes cleanly and prices at the lower end of the range.

How do you price a mixed retail district like Belmar?

By building and by wall type, storefront perimeters per opening and control joints per foot, with lift reach and any higher access priced separately. Owners with several buildings get one report per building and a portfolio total.

How far west do you go?
