Denver’s Airport and I-70 corridor carries more concrete panel footage than any submarket in Colorado. The tilt-up distribution buildings between Montbello and Peña Boulevard were poured in waves from the 1990s through the 2020s, and every panel joint on them was caulked the week the building opened. Sealant in this climate is realistic for 10 to 15 years, so the early 2000s wave is on its second reseal now and the 2010s wave is coming due. Downtown is a different animal: precast and curtain wall office towers from the early 1980s building boom, where the perimeter and mullion joints are decades past their design life and the fix is swing stage work priced per drop.

On the Montbello and Gateway tilt-ups from the late 1990s we see a lot of single stage polyurethane in the vertical panel joints that has gone hard and pulled off the panel shoulder. From the ground it still looks like a bead. From the lift you can slide a blade behind it for the full height of the panel. If one joint on a building does that, they all do, and the whole elevation is due.

Both. Downtown curtain wall and perimeter resealing is swing stage or rope access work, priced per drop plus per foot, and we quote it that way so you can see the access cost separately. Most of our volume is lift reach suburban work, but the towers are the same joints, higher up.

Our I-70 warehouse tenant reports water on the slab after storms. Where do we start?

With a survey of the panel to slab joint and the vertical joints on the weather side, which in Denver is usually the south and west elevations. Water on the slab near a wall is almost always a panel joint above it, not the roof. We trace it before quoting.

How fast can you get to a Denver building?
