Greenwood Village is mostly office, and mostly office of a certain age. The Denver Tech Center towers along Belleview Avenue and DTC Boulevard went up between the 1970s and the late 1990s, skinned in precast concrete panels, aluminum curtain wall and ribbon window systems. The DTC curtain wall problem in one paragraph

DTC curtain walls from the 1980s often have original gaskets that have shrunk back from the corners. A wet seal, a silicone bead between glass and frame that replaces the gasket function, is the standard fix, and it is priced per foot of glass edge. Owners are sometimes quoted full glass replacement for what is a wet seal problem. Ask for both numbers.

How is high-rise resealing priced?

By seal type per linear foot, plus access priced per swing stage or rope access drop. A ten story tower elevation is a set number of drops, and each drop covers a column of windows. You see the two numbers separately on the quote, which is how you compare bids fairly.

Can perimeter joints be resealed without replacing the windows?

Almost always. Perimeter and mullion joints are sealant, not glass, and resealing them restores the weather line. Window replacement is only the answer when the frames themselves have failed, which is rare on commercial aluminum systems.

Our garage under the tower leaks onto cars. Is that the deck or the joints?

Usually the expansion joints and the cove joints where deck meets wall, because those are the flexible parts and they are the first to open. A survey of the joint runs by level tells you fast. Deck coating failures look different and we will tell you if that is what we see.
